Getting Started

The first time we meet, we will discuss what your selling objectives are. This is a good time to ask questions, and we will give you an idea of what to expect during the selling process. We will discuss preliminary ideas for pricing and house preparations. I will provide you with a complete Comparative Marketing Analysis (CMA) for your property. 


  1. Determine home requirements, geographic location, and price range

  2. Communicate and understand expectations of all parties

  3. Provide recommendations for repair (if any)

  4. Define any other requirements

  5. Determine marketing strategy (multiple options available)

  6. Provide weekly updates


  1. Review offer (all terms)
  2. Research recent sold comparable properties
  3. Determine acceptance of offer or counter-offer 
  4. Offer is accepted or negotiated to acceptable terms (within specified time, 1 day)
  5. Offer turns into contract 


  1. Offer becomes ratified and is now a ‘Contract’
  2. Earnest Money Deposit is provided and deposited to Title company (upon acceptance of offer)
  3. Title company request seller contact and mortgage information (by Title company)
  4. Mortgage Application is completed (within 3-5 days) (by Buyer)
  5. Home Inspection is scheduled (within 7-15 days) (by SGR)
  6. Appraisal is ordered (by lender)
  7. Loan commitment received by lender (21-30 days)
  8. Title examination ordered (by Title Company)
  9. Title reviewed (by SGR and seller)
  10. Survey and Elevation Certificate (if required) is ordered (by Title   Company)
  11. Home Owner’s Insurance is ordered (by buyer)
  12. Closing instructions are provided to lender (by SGR)
  13. Earnest Money Deposit is ordered for release (by SGR)
  14. Utilities are ordered for turn off day of closing (by seller)
  15. Final Walk Thru is scheduled (by buyer agent)
  16. Funds are wired to Title Company (by buyer)
  17. You are closed. Congratulations! 


      We are available for:

  1.  Questions
  2.  Home Exemption filing for taxes and/or portability 
  3.  File no later than March 1 of following year
  4.  Following January – Settlement statement for taxes (SGR will send to you)
